Rent levels are checked on a regular basis but remember, the applicant wanting to pay the highest rent may not always be the best tenant! Rents are paid directly to landlords’ bank accounts as soon as practical after they are received from the tenant.

GPPM are SAFEAGENT licensed – an independent licensing scheme for lettings and property management agents. This means they meet defined standards of customer service, are part of a Client Money Protection Scheme and have a complaints procedure offering independent redress.

GPPM look to create unique relationships with their tenants to ensure that they feel a sense of security and reassurance that essential repairs will be attended to promptly and effectively.

In line with new legislation no fees are payable by applicants / tenants alike.
There are no hidden fees.

Since April 2007 all Tenants’ deposits must be placed in a government-approved tenancy deposit protection scheme.

GPPM uses the “insured” scheme provided by MyDeposits. This is an insurance based scheme specifically designed to enable agents to hold deposits themselves.

GPPM are licensed to hold all monies in an entirely separate Clients’ Tenancy Deposits Account. This enables full control to be maintained at all times and is extremely useful when tenants leave a property as deposits can be returned that same day.

GPPM are an authorised deposit holder for overseas landlords.

All landlords have a legal responsibility to maintain their properties in a safe and good condition. This includes the provision of current and satisfactory gas safety, energy performance and PAT testing certification.

With effect from 1st July 2020 it will be a legal requirement for all new and renewed tenancies to have a satisfactory electrical condition report. This will be extended to existing tenancies with effect from 1st April 2021.

It is strongly recommended that certification is obtained at the earliest opportunity, otherwise properties may have to stand empty whilst waiting for suitably qualified electricians’ availability.
